Property Letting, Wigan - Rent Appraisal
Please contact our office if you would like an independent, realistic appraisal of your property’s potential rental income based on present market conditions. Rents received are payable by the tenant monthly to our client account. You will be paid direct from this account and we will prepare, at regular intervals, a clear income and expenditure account.

We request a deposit on all property tenancies, which is equal to one month’s rent. This deposit will be protected in accordance with the Tenancy Deposit Protection legislation.

The tenancy commences on the date shown on the lease. Prior to the tenant moving into the property, a full detailed inventory is compiled with supporting photographs. Whilst compiling the inventory we also take any meter readings. These readings are then passed on to the appropriate utility companies. At the same time we also inform the council of the change in tenancy for the property.

Insurance
We offer insurance for both buildings (and contents if required). NB. If you obtain your own insurance, the insurer must be notified that the property is rented out.

At the commencement of a tenancy the property must be in a thoroughly clean condition, and at the end of each tenancy it is the tenant’s responsibility to leave the property in a similar condition. Where they fail to do so, cleaning will be arranged at their expense.
