Property Rentals, Wigan - Tenants Information
Viewing
Having identified prospective houses or flats, we will arrange for you to view the properties. These will be arranged at a time to suit you, which could be evenings or week-ends, subject of course to the Landlord’s permission. Viewing will always be accompanied by the local representative, who will be able to provide immediate advice and answer any questions you may have.
House / Flat Rentals, Wigan - References
We will take references on behalf of the Landlord. Normally, this will include your Employer, any former Landlord and a character reference. In addition, a credit check will be undertaken.
Where a Tenant is unable to meet the required income or credit checks, the Tenant may be able to have a Guarantor agree to underwrite any rent liabilities.
Rent Payments
Rents are normally quoted on a calendar month basis. In addition, the Tenant is normally responsible for Council Tax, Water Rates, Gas, Electricity and Telephone cost relating to the property.
Rents are payable at the beginning of the month by standing order (unless alternative arrangements are agreed in advance) to our Client Account, monthly in advance, with the first month`s rent due before taking occupation of the premises.
Please note: should we incur any costs as a result of late payment in rent, the cost
will be passed on to yourself.
House / Flat Rentals, Wigan - Deposits
We require a deposit for every tenancy prior to occupation. The deposit is usually equal to one month’s rent, but may vary. The deposit is held to cover any breakages, damages or other tenant liabilities. This deposit is refundable only after you have vacated the property and provided that:
- Your rent is paid up to date.
- All utility bills relating to the tenancy have been paid.
- The property has been well maintained.
- Any items listed on the inventory are all present and in good condition.
The landlord must be satisfied with the property before the deposit is refunded. As long as the points above are satisfactory, the deposit will be refunded to you.
Inventory
A full detailed inventory is compiled with supporting photographs and it is checked at the start and the end of the tenancy in the presence of the Tenant. Any dilapidations other than general ‘wear and tear’ will result in deductions from the deposit.
Property Letting - Inspections
We conduct regular inspections of all tenanted properties. These inspections serve numerous purposes and allow us to visit the tenant to ensure they are taking care of the property. We also check for signs that something may be wrong with the property. If anything needs attention, we will then inform the landlord as soon as possible, helping to reduce the risk of the problem escalating and the potential cost increasing. These visits also enable us to get to know the tenants better, so that when the lease is due for renewal we can be confident in the advice we offer to the landlord.
